Inside Peckham’s Cultural Quarter.

On 12 November 2025, EGY joined Place Collective UK for their Autumn Learning Social at Copeland Park and the Bussey Building. Two anchors of Peckham’s Cultural Quarter, and a lesson in what happens when existing fabric is valued rather than replaced.

Copeland Park’s evolution from a light-industrial estate into an ecosystem of makers, artists, independent businesses, and grassroots initiatives is not the result of a masterplan. It is the result of patience. Spaces that have grown in response to community need, while retaining the raw character that gives the precinct its identity.

The Bussey Building makes the same argument at a different scale. A utilitarian warehouse now serving as studios, performance spaces, local retail, and public realm. Transformation through careful stewardship rather than imposition. The building works because it was not finished all at once.

For EGY, the visit sharpened something practical. Incremental change. Adaptive reuse. The nurturing of local networks. These are not soft concepts. They are design constraints as real as any hydraulic calculation. The projects that endure tend to be the ones that worked with what was already there.
