The assets built today are being evaluated against a future they were not designed for. Tightening carbon regulation, shifting environmental baselines, and changing market expectations mean that some of what gets built now will be stranded before it reaches the end of its life.

We design site-wide external levels as an integrated exercise, balancing drainage performance, accessibility, material management, and visual quality across the whole development. It is detailed, unglamorous work. Done well, nobody notices. Done badly, everyone does.

Moving the wrong amount of material in the wrong direction is one of the most reliable ways to blow a construction budget. Accurate volumetric analysis is not a technical nicety. It is a cost and carbon control measure.

We analyse cut and fill across the full site, optimise material movement, and provide clear data that informs phasing, transportation, and disposal decisions. The goal is a balanced earthworks strategy that reduces waste, minimises environmental impact, and keeps the project on programme.

External paving is rarely where projects focus their attention. It should be.

Up to fifteen percent of a development’s embodied carbon can sit in the pavement construction alone. Get the design wrong in one direction and you have a pavement built thicker than it needs to be, adding cost, carbon, earthworks, and programme. Get it wrong in the other and you have premature surface failure, increased maintenance, and disruption to everyone who uses it.

The answer is not caution. It is precision. Our ground engineering expertise allows us to understand the specific conditions of each site and strike the right balance between structural performance, drainage, longevity, and cost. A pavement designed to do exactly what is needed. Nothing more, nothing less.

Section 38 and 278 agreements are where development meets the public highway. And where misunderstandings between designers, developers, and local highway authorities can stall a project for months.

We design adoptable roads and highway modifications that meet regulatory requirements, satisfy local authority expectations, and are actually buildable. From initial layout through technical approvals to construction support, we stay in the process rather than handing over drawings and stepping back.

A vehicle that cannot complete its turn. A service bay that cannot accommodate the required vehicle. A junction that works on paper but fails the moment a real vehicle tries it. These are avoidable problems.

We model swept paths accurately in the design process, so that layouts are tested against the vehicles that will actually use them before anything is committed to planning or construction. Simple analysis. Significant consequences if it is skipped.

Utilities conflicts discovered late in a project are expensive, disruptive, and almost always avoidable. The problem is not usually lack of information. It is lack of coordination.

We align utility layouts with street typologies, conduct capacity studies, manage diversions, and use 3D coordination to identify and resolve conflicts before they reach site. Build-over agreements, complex utility networks, tight urban constraints. We have done it before and we know where the problems tend to hide.

A poorly prepared CTMP can stall a planning application, trigger objections from neighbours, or draw unnecessary scrutiny from a borough that sees the same template submitted repeatedly.

We prepare CTMPs, CMPs, and CLPs that are clear, compliant, and genuinely responsive to the specifics of each site. We know how London’s boroughs differ in their interpretation of these requirements, and we write accordingly. The goal is a document that satisfies the authority, protects the programme, and reflects how the construction will actually run.
