The Powdermills Hotel is a Grade II listed 4-star country house estate set within 78 acres of private grounds near Battle in East Sussex. EGY was brought in late, with detailed design already advanced and planning conditions blocking the start of construction. The pre-commencement conditions were discharged within eight weeks. Not a day was lost on programme.
The brief was clear: understand the site, resolve the pre-commencement drainage conditions, and get the project moving. EGY stepped back, assessed the full drainage and levels picture across the estate, and drove the design to Stage 4 without adding delay. The pre-commencement conditions were discharged. Construction started on programme.
The site is genuinely complex. A Grade II listed building in a conservation setting, surrounded by a lake, streams, pastures, and ancient woodland. Each element carries constraints. The drainage strategy had to manage these competing demands whilst satisfying the planning authority’s requirements without compromising the character of the estate.
Brought in late, moved fast
Coming onto a project after design has advanced requires a particular kind of work. Moving fast EGY established what needed to be done and identified what decisions needed to change to unlock progress. Design was completed in a manner that dovetailed with the contractor’s programme to avoid delays whilst simultaneously discharging planning conditions to unlock the next package of works, all the time surveying and uncovering more of the sites layered history.
The outcome gave the client certainty at a moment when the project needed it most. Eight weeks from appointment to discharged conditions. No lost time. A 4-star hospitality development completed.
